Pre-contract
Once the offer is accepted, the seller draws up a contract covering all details of the sale — price, inclusions and completion date.
Contract exchange
Copies are signed and exchanged. From this point the contract is legally binding; pulling out requires compensation.
Between exchange & completion
Conveyancers run the necessary checks; once everything is confirmed, the money is paid to the seller.
Completion
If everything in the offer was in good order, the property belongs to the buyer — keys handed over, removals booked.
After completion
The buyer's conveyancer registers the change of ownership; the buyer informs their insurer and pays stamp duty.
